The Red Bluff District offers a unique opportunity to guide cohesive growth in the northern section of Seabrook. This district is envisioned as a mix of commercial, residential, and mixed-use developments, creating a smooth transition from the single-family residential areas to the south and the Office Warehouse District to the north. The district's strategic location, with direct access to SH 146, makes it ideal for traffic-dependent businesses and residential builds. The northeastern section is intended for neighborhood-serving, less traffic-dependent commercial uses,  acting as a buffer between residential areas and the industrial activities to the north. The southeastern portion will focus on single-family residential developments and supporting amenities like parks and trails, ensuring a balanced and well-integrated community. This carefully planned district provides flexibility to capitalize on development opportunities while maintaining the city's character and vision for growth.

CURRENT PROJECTS & PLANNED DEVELOPMENTS

QUIET WAREHOUSE planned unit development (PUD)

This proposed project, currently in the Final PUD phase, may be constructed on a 3.695-acre site at 5815 Old Hwy 146, Seabrook, TX 77586. The site is east of Old State Highway 146, north of Red Bluff Drive, and south of Port Road. The development plans include two 23,980-square-foot tilt-wall constructed warehouses. This project is designed to enhance Seabrook's industrial infrastructure, providing modern, high-quality space that aligns with the city's growth and planning objectives.

CIP PROJECTS 

STARBOARD ROAD (conceptual capital improvement project) (s24)

Special Warranty Deed granted this proposed thoroughfare project to the City of Seabrook out of the 42.925-acre tract of the Seabrook Assets, LLC-owned parcel.  By special instrument, the right of way was granted with restrictions to construct a future street as a joint partnership and venture in coordination with the possible assistance of the Seabrook Economic Development Corporation.
